Before you sign with anyone, verify their licensing and insurance — ask for a certificate of insurance that protects you, the homeowner, first in case of accident or damage. Your own homeowner's policy shouldn't have to be the backup.

Confirm in writing that you retain ownership of anything that doesn't sell, and get a clear payment timeline on paper. Twenty to twenty-five business days after the sale is standard.
